Foxford Communities has secured Federal Housing Administration (FHA) approval for buyers and is offering immediate occupancy for six homes in its luxury condominium conversion in Bloomingdale called Medinah on the Lake.

“Not every condominium building receives FHA approval, but due to our swift sales, we’ve shown strong financial stability. Having FHA approval opens up a lot of new doors for our buyers;’ says Peter Brennan, president of Foxford Communities.

With FHA approval, homebuyers can take advantage of down payments as low as 3.5 percent depending on their credit score, Brennan says.

Located at 125 Lakeview Drive, just north of Lake Street and east of Bloomingdale Road, the luxury condominiums are surrounded by the Meacham Grove Forest Preserve and are right next to Lake Medinah.

The move-in ready floor plans include two one-bedroom plus den units, one two bedroom plus den unit, two water-facing three-bedroom units, and a three-bedroom penthouse unit. Prices range from $164,900 to $499,900.

Composed of two midrise buildings with distinctive brick and stone exteriors, Medinah on the Lake offers homes with approximately 1,067 to 2,140 square feet.

The homes, including those available for immediate occupancy, include luxury finishes, in-unit washer/dryer, a private balcony and a heated parking garage.

The latest addition to the offering of ranch homes at Henning Estates in Huntley is the new Amherst plan.

With a base price of $349,900, including a wealth of features, the Amherst was designed to meet the needs of price conscious homebuyers in search of a quality home on a budget.

“Customers were asking for a lower priced home that lived like our most popular South Haven model, which is priced at $396,900. We got to work designing a home that would offer some of the same design elements, but in a more compact size to get the price down;’ says Ryan VanLue, president of Rock Creek Homes, the developer and builder of Henning Estates.

With plans for 103 single-family homes, Henning Estates is unique in that every home will be a single-story ranch design. While the community is not age-restricted, it is very appealing to active adult homebuyers.

The new Amherst plan offers a modern, open concept design spanning 1,940 square feet including two bedrooms plus a den, two baths and a two-car garage.

For privacy, the master bedroom and second bedroom are located on opposite sides of the home. “With the addition of the new Amherst we’ve widened our product offering and expanded our base price range with an entry price of $349,900 going up to $399,900 for our largest floor plan,” says VanLue.
