New plan at Medinah on the Lake offers flexible space

Convertible: The new two-bedroom floor plan at Medinah on the Lake allows buyers to replace a third bedroom with an open den/dining room combination at no additional expense.

Foxford Communities now offers buyers even more choices at Medinah on the Lake, its luxury condominium conversion in Bloomingdale, Illinois, with the addition of a new two-bedroom -plus bonus-space- corner unit floor plan. The new 1,662-squarefoot plan features a bonus room adjacent to the open living room and kitchen that can be used as a dining room or den.

Medinah on the Lake is located at 125 Lakeview Drive, just north of Lake Street and east of Bloomingdale Road. The luxury condominiums are tucked away in a natural setting surrounded by the Meacham Grove Forest Preserve and overlooking Lake Medinah, where residents can fish and kayak. Homes have approximately 1,067 to 2,140 square feet, one to three bedrooms, 1 to 2 1/2 baths and a den in select plans.

According to Peter Brennan, president of Foxford Communities, many people have been drawn to the community’s large three-bedroom units, but some said they didn’t need three bedrooms.

“We’ve had a number of empty-nesters looking to downsize, and while they felt the 1,662 square feet of this plan was just right, some said having more room to entertain family and friends was a higher priority than a third bedroom,” said Brennan.

“So we came up with this alternative plan, where buyers can replace the third bedroom with a bonus space that is open to the living room and kitchen. Now buyers can enjoy the same square footage, but in two different ways. So far, sales have taken off for the new two-bedroom design.”

Brennan said that the new two-bedroom-with-bonus room design is the same price as the original three bedroom plan.

“Typically, when a buyer requests to take down a wall or make structural changes to a floor plan, it comes at an additional expense. But we’re not charging our buyers anything extra to convert the three-bedroom corner units into this spacious two-bedroom layout,” he said.

A decorated model of the new two-bedroom layout showcases the bonus space as a dining room that easily accommodates a large dining room table and buffet. The room opens into the living room and gourmet kitchen with breakfast bar. The plan also transforms what was a closet for the third bedroom into a walk-in pantry for the kitchen.

All homes at Medinah on the Lake feature luxury finishes like hardwood floors in the main living area and kitchen, quartz or granite countertops and custom cabinetry. Each home also includes nine foot ceilings, stainless-steel appliances, in-unit washer and dryer, a private balcony, sound-deadening walls for privacy and a heated parking garage.

Additionally, the community has a two-story clubhouse with a fireplace and entertainment room complete with a big-screen TV; kitchenette and serving bar, as well as a heated outdoor swimming pool, updated fitness facility with saunas and private beach access to Lake Medinah.

Medinah on the Lake is minutes from Interstates 90 and 355 and the Roselle Metra. Residents enjoy easy access to the city, neighboring suburbs and O’Hare International Airport. The community is part of Bloomingdale School District 13, which includes Lake Park High School.
