  • Wentworth of Gurnee

    In October, 2015, the Village of Gurnee approved this project which provides for 73 age-targeted single family lots, an assisted living facility and a retail development pad. In June 2016, the single family lots were sold to a prominent national home builder. In addition, the assisted living parcel was sold to Bickford of Gurnee in July, 2016.   • Foxford Station

    Located in downtown Western Springs, Foxford Station was recently approved for development by the Village of Western Springs. The proposed development includes luxury residences above 3800 square feet of ground floor commercial and enclosed parking. The property is ideally located at the southeast corner of Wolf Road and Burlington Avenue, adjacent to the Western Springs train station in the center of the downtown area, Development and construction is expected to begin in the Spring of 2017.   • Collier 36

    Sold Sold to a prominent national home builder in 2016. A 10-acre property in Naples, Fla., Collier 36 was acquired by Foxford Communities in January 2014. The property is currently zoned as agricultural but with a future land use designation as urban, mixed-use or urban residential. Foxford has requested to rezone the property to a designated residential development. The rezoning and site plan approval process was completed in April 2015 and the property was sold soon thereafter.
  • Cheney Ranch

    Foxford Communities acquired Cheney Ranch, approximately 41 acres of land in Palm Beach, Florida, in January 2014. In late 2016, Foxford finalized all of the approvals for this community of 109 single family lots, including site plan and engineering approvals as well as technical compliance.
  • Falcon Trace III

    Foxford Communities acquired Falcon Trace III, a 135-acre property located in Vero Beach, Florida, in October 2013. The property has been approved for 258 single-family homes and Foxford has obtained all necessary permits for land development to begin immediately. In June 2017, this property was sold to a national builder.
  • Carriage Pointe

    Sold Sold - In October 2012, Foxford Communities acquired Carriage Pointe, a 73-acre property in Fort Pierce, Fla. with 131 single-family developed home sites ready for construction. In 2014, the entire parcel was sold to a prominent local developer.
  • Prairie Lakes

    Sold Out Sold Out - In January 2011, Foxford purchased 37 single-family home sites at Prairie Lakes, a community of 150 homes located within the St. Charles, Illinois, school district. As of November 2015, Foxford has sold 38 home sites to local builders.
  • Tarns of the Moor

    A small enclave of custom-built homes in Bannockburn, Illinois, Tarns of the Moor was launched in 2008. In August 2013, Foxford Communities purchased five of the remaining lots, and by July 2014 it had partnered with a custom builder to complete the community. Foxford sold its first home less than one month after starting construction. Construction began on a new home in March 2015. There is currently only one home left to purchase.   • Wimbledon Estates

    In August 2013, Foxford Communities acquired Wimbledon Estates, an exclusive community of seven home sites designed for custom homes in Lake Bluff, Illinois. A year later, Foxford broke ground on the community, partnering with a local builder to design one-of-a-kind luxury homes. Individual homes and lots are available.   • Landsdowne Estate

    Foxford Communities acquired the prestigious Lansdowne Estate, a 21-acre lakefront development located in Lake Bluff, Illinois, in June 2011. The development includes the property’s seven lots, one of which features the historic Lansdowne mansion. After purchasing the development, Foxford unveiled new designs and pricing for home sites, including plans for a private beach with more than 300 feet of Lake Michigan frontage.

    Sold Out Sold Out - Foxford Communities acquired Whisper Glen, an 81 single-family home development in Joliet, Illinois, in January 2013. Foxford owned the community for a short period of time and sold the property to another investor in June 2013.

  • Hawthorn Trails

    In 2010 and 2012, Foxford Communities acquired 68 home sites within Hawthorn Trails, an established community of 90 custom and semi-custom single-family homes in Hawthorn Woods, Ill. Foxford made significant infrastructure improvements to the community and also partnered with local builder Icon Building Group to introduce a new portfolio of custom home designs to the development. All of the home sites Foxford purchased were sold by the first quarter of 2015. In November 2016, Foxford Communities received final approval of the final phase of Hawthorn Trail. The final phase is a mixed use development consisting of 4.7 acres of commercial development and 39 clustered single family homes, all within the Stevenson High School District. In June 2017, Final Phase of Hawthorn Trails was sold to a local builder.
  • Century Station

    Sold Out Sold Out - Located in the downtown, transit-oriented Depot District of Berwyn, Ill., Century Station was originally built in 2008 as a five-story condominium complex with 10,000 square feet of ground-floor commercial space. Foxford Communities purchased the 52-unit mixed-use building in October 2014 with plans to improve the exterior of the property and update its common areas. As of September, 2016, Century Station’s residential units were 98 percent leased.
  • Green Meadows

    Sold Out Sold Out - Acquired by Foxford Communities in January 2013, Green Meadows is a 16-unit luxury townhome development in Vernon Hills, Ill. The project was approved in 2006 but never built by the original developer. After purchasing the property, Foxford modified the land plan and the townhome architecture to reflect the market conditions and then sold the property in February 2014.
  • Medinah on the Lake

    Sold Out Sold Out - Foxford Communities purchased Medinah on the Lake, a luxury condominium community in Bloomingdale, Ill., in July of 2012. After purchasing 72 of the 118 units at Medinah on the Lake, Foxford completed the unfinished condominiums and renovated existing homes with more modern luxury finishes. Additionally, Foxford made significant improvements to the property by stabilizing its condominium association, completing exterior infrastructure and making internal building improvements. Foxford also secured Fannie Mae, Federal Housing Administration (FHA) and VA approval for the entire community. Sales will be complete by the end of 2015.   • Van Buren Lofts

    Sold Out Sold Out - Foxford Communities acquired Van Buren Lofts, a 182-unit loft development in Chicago’s popular West Loop, in May 2011. Foxford purchased 52 of the building’s unsold homes, made design improvements within the units, re-positioned the pricing of the homes and fully capitalized the homeowner’s association fund. Once all of the improvements and changes were in place, the remaining homes at Van Buren Lofts sold within 18 months.
  • Clocktower Pointe

    Clocktower Pointe is an 18 unit luxury condominium development in Countryside, Illinois. As of April 2017, only 6 units remain available for purchase.

  • Summer Gate at Southbury

    Sold Out Sold Out - Summer Gate at Southbury, a 104 single-family home development in Oswego, Ill., was started in 2007 by a local developer as a subdivision of a master-planned clubhouse community. Foxford purchased 16 partially built homes in the subdivision in November 2010, completed the homes, and then sold them in 2012. At the same time, Foxford acquired 60 home sites at Summer Gate at Southbury, which are all currently under contract in a rolling option with a national developer who is currently building and selling homes.
  • Somerset

    Sold Out Sold Out - Acquired in October 2011, Somerset Townhomes is an upscale 39-unit townhome community in Lake Zurich, Ill. After purchasing the property, Foxford Communities improved and completed construction of 10 unfinished units that a previous developer had started construction on in 2008. Foxford sold the 10 homes within eight months. Foxford revised the architectural plans for the remaining 19 townhome sites and construction of the homes began in late 2014.   • Fern Street Development

    Sold Sold - Foxford Communities acquired Fern Street Development, a proposed condominium-conversion in West Palm Beach Fla., in February 2011. The transaction included a historic six-story building that could be converted into 89 loft-style residential units as a well as a parking lot, which could be developed into a 237-unit residential community. Foxford marketed the building and parking lot as a residential development and sold it to a major Palm Beach Gardens development company in August 2012.
